The CQS Solutions team has been providing measurement services for two new, luxury car dealerships at Handy Cross, High Wycombe.
CQS was engaged by Capital Construction Management, their client being the Rybrook Group.
The project provides state of the art showroom and workshop facilities for the premium Porsche and Bentley brands together with a separate preparation and MOT workshop.
The works include:
- a two storey Porsche Centre including showrooms on both levels, totalling just under 4,000m2
- a partly two storey Bentley dealership with a floor area of 1,655m2
- a single storey preparation building of 492m2 floor area
- associated site works, retaining walls, underground drainage and services
Built on the steeply sloping site of the former leisure centre, the finished project has impressive green credentials including extensive tree planting, living walls and green walls, roof mounted solar panels and EV charging points.
The role of CQS Solutions was to prepare bills of quantities to facilitate the close cost management of the project, a key element of the ongoing relationship between Capital and Rybrook.

Work nears completion at the Porsche centre in High Wycombe
CQS involvement began in mid 2021 and the original brief was to quantify the groundworks elements for this difficult site, including cut and fill, foundations, retaining walls and drainage.
The CQS team was also involved in the ground remediation strategy, producing quantities for excavation down to the top of the structured chalk layer and then filling back up to the proposed formation levels.
CQS Solutions’ role was then extended in late 2021 to prepare bills of quantities for all elements of the project from the initial outline designs to produce the prime cost documents. These bills of quantities were subsequently refined as the designs developed and specifications were issued.
The site formerly housed the High Wycombe leisure centre and the made ground on site contained the remnants of the demolished concrete structures. The 1.7 hectare site dropped 5m in height across its width requiring an extensive cut and fill operation and perimeter retaining walls.
We also assisted with the quantification of the variation account for the completed buildings.
The Bentley dealership was completed first in January 2023 as the existing dealership had already committed to leave their local site. The Porsche Centre opened in early 2024.
