How is construction management different from Design & Build?

Design & Build contracts have traditionally been the more common choice for projects in the construction industry. However, that is quickly changing and construction management contracts are now becoming much more preferred. This may be down to inflation and the high costs and uncertainty around the construction industry as a whole. 

While they are both still widely used, they differ significantly in their structure, allocation of risks, and project management approaches.

Design and Build contracts are comprehensive agreements that incorporate both the design and construction aspects of a project. This contract type places the responsibility for both the design and construction on the contractor. The contractor provides a fixed lump sum price for the completion of the project, incorporating both design and construction costs. This can sometimes mean that the contractor assumes greater risk, including design liability, potential cost overruns, and delays.

Construction Management contracts mean the client employs a construction manager to oversee and coordinate the entire project, while the individual trade contracts are entered into directly between the client and the subcontractors. Unlike in Design and Build contracts, the client enters into separate contracts with individual trade contractors for the execution of specific works packages. The construction manager is engaged early in the design stage, working collaboratively with the design team and providing input during the development of the project. There is far more cost transparency in terms of cost breakdown and involvement in selecting contractors.
